Mortgage Foreclosure - Stephen B. Deal and Gwen O. Deal

Default being made in the conditions of that certain mortgage executed by STEPHEN B. DEAL AND GWEN O. DEAL, A MARRIED COUPLE, to Troy Bank and Trust Company, a banking corporation, on January 30, 2009, and being recorded in the Office of the Judge of Probate of Coffee County, Alabama in A/OFFR 118A, Page 134, said Mortgagee to realize the entire indebtedness hereby will, on the 13th day of June, 2017, between the legal hours of sale at the Courthouse door in Coffee County, Alabama, Elba Division, under the powers contained in said mortgage, sell at auction to the highest bidder for cash, the following described property:
PARCEL NO. 1:  Beginning at the West side of Elba-Troy Highway where the same crosses the forty line between the SW 1/4 of NW 1/4 and NW 1/4 of NW 1/4 of Section 5, Township 5, Range 20 East, and running thence West along said forty 70 yards, thence S 140 yards, thence East 70 yards to Troy-Elba road, thence North along the west side of said road to point of beginning.  Containing 2 acres, more or less, being all the land owned on West side of Highway.
Subject to all reservations set out in deed from the U.S. Government to C. W. Hall and wife Ruby Golden Hall, dated May 1, 1944 and recorded in Deed Book 11A, Page 13.
PARCEL NO. 2:  A lot of land in SW 1/4 of NW 1/4 of Section 5, Township 5, Range 20, described as follows:  Starting at the point on the West side of the Troy-Elba paved highway at the line of the Claude Hall property and running thence West parallel with the North Forty line of said Forty 140 yards; thence South parallel to said Troy-Elba highway 35 yards; thence East parallel with said North forty line 140 yards to the West margin of said Troy-Elba Highway; thence North along said highway 35 yards to point of beginning, containing one acre, more or less. 
Said sale is made for the purpose of paying the mortgage debt, costs and expenses arising out of the mortgagors’ default, including attorney's fees.
